Landlord Gas Safety Certificates in London
Arrange a landlord gas safety check in London for your rental property and receive a Landlord Gas Safety Record, commonly called a CP12, documenting the completed checks and findings. All Service 4 U checks landlord-provided gas appliances and flues. Same-day gas safety check appointments are available, subject to availability. Our phone line is open 24 hours a day, 7 days a week.

Which Property Are You Arranging a Check For?
Choose the route that matches your property’s letting arrangement and gas appliances.
Single Lets and Landlords Preparing for New Tenants
Provide the address, every landlord-provided gas appliance, existing deadline and intended move-in date. A change of tenant does not automatically require another check where an appropriate current record exists.
HMOs and Licensed Rental Homes
Declare shared kitchens, multiple appliances and access arrangements. Licensing can require production of the annual certificate where gas is supplied.
Letting Agents and Portfolio Landlords
Prepare an address-by-address list of appliances, deadlines and access contacts. This helps define each property’s requirements when arranging.
Homeowners and Buyers
Owner-occupiers without landlord responsibilities have no annual landlord-record duty; paying lodgers can change that position. Declare any gas appliances even with communal heating. We offer.
What Your Landlord Gas Safety Check Covers
The check covers every landlord-provided gas appliance and flue, including cooking and heating appliances. Identify tenant-owned appliances separately: they are outside the landlord’s appliance-check duty, but associated landlord-provided flues still need consideration. Tightness testing is carried out where required.
Gas Boiler
Declare each boiler. Relevant checks cover operation, operating pressure or heat input, safety devices and flue performance. The record identifies the appliance, location and findings. Clear access to the boiler and controls.
Gas Cooker, Hob or Range Cooker
Declare all gas cooking appliances. Checks include operation and applicable safety devices, including flame supervision where fitted. The record identifies each appliance and findings. Make the cooking area accessible.
Gas Fire
Declare every landlord-provided gas fire. Relevant checks include operation, ventilation, safety devices and flue performance. Findings identify the appliance and any defects. Clear the fireplace area.
Gas Water Heater
Declare separate gas water heaters. Checks cover operation, applicable pressure or heat input, safety devices and flue arrangements. The record identifies the heater and findings. Prepare access around it.
Associated Flues and Ventilation
Declare concealed flue routes and known access restrictions. The engineer assesses relevant flue performance and ventilation, recording findings or limitations. Keep vents accessible and discuss concealed flue access beforehand.
The Gas Safety Record You Receive
Your CP12 documents completed checks and findings, including defects requiring attention. Read what is a landlord gas safety certificate? for the full explanation.
The record includes:
- Appliance and flue identification.
- Inspection date, property and landlord details.
- Engineer identification and registration details.
- Safety-check results, defects and actions recorded.
A record can document unsafe findings; receiving it does not mean every appliance is safe.
What the CP12 Does Not Include
A CP12 does not include boiler servicing: maintenance follows the boiler manufacturer’s instructions, while the landlord check assesses appliance and flue safety. Neither activity automatically completes the other.
Arrange a CP12 and boiler service in one visit by requesting both. A CP12 is also separate from Building Regulations installation notification evidence.
Your Annual Check and Tenant Record Duties
In England, landlords must arrange annual gas safety checks and share the record under the Gas Safety (Installation and Use) Regulations 1998, regulation 36.
Planning Renewal Before the Existing Deadline
A qualifying check in the two months ending with the existing deadline can preserve that deadline under regulation 36A, subject to its conditions. Have the previous record ready. This is not a grace period.
How long does a gas safety certificate last?
- Give existing tenants their copy within 28 days.
- Give new tenants their copy before moving in.
- Keep records until two further checks; for removed appliances or flues, retain them for two years after the last check.
Maintenance is a separate duty. Read what are a landlord’s gas safety duties?.
Arrange the Visit and Prepare Tenant Access
Prepare the address, appliance inventory, deadline and access details before arranging the visit. Read what happens during a gas safety check? for inspection preparation.
Describe the property
Include every gas appliance and who provides it.
Discuss the appointment
Confirm scope, price and available dates.
Arrange lawful access
Make appliances, the meter and relevant flues accessible.
Review the record
Follow recorded safety instructions after completed checks.
Duration depends on appliances, access and findings. If access is refused, document reasonable steps, seek another suitable appointment and do not force entry.
What affects the price
What Affects Your CP12 Quote
Your quote depends on the appliance inventory, property and requested visit. Provide:
- Appliance numbers and types.
- Single-home, HMO or portfolio requirements.
- Access details and preferred timing.
- Whether you also want a boiler service.
Declare the complete inventory when enquiring. Read what a landlord gas safety certificate costs for the cost guide.
Typical London prices
- Landlord gas safety certificate, boiler only: £65-£85 + VAT
- Boiler plus one or two other gas appliances: £75-£100 + VAT
- Three or more gas appliances: £90-£135 + VAT
Typical London price range, plus VAT at 20%. Your price depends on the number of gas appliances, the property and when the check is done; ask on the call.

Frequently Asked Questions
How Do I Get a Gas Safety Certificate in London?
Arrange an inspection by a Gas Safe registered engineer qualified for the appliances involved; the record follows completed checks. Supply the London property address, full appliance inventory and access requirements. The CP12 documents the findings, including any defects identified during the inspection.
Is a Boiler Service the Same as a Gas Safety Certificate?
No. A boiler service is maintenance; a landlord gas safety check examines relevant appliances and flues and produces a safety record. Completing one does not automatically complete the other. When arranging the appointment, specify whether you need the check, servicing or both.
Can I Have the CP12 and Boiler Service Done in One Visit?
Yes, the landlord gas safety check and boiler service can be arranged for one visit as two separate activities. Request both when booking and provide the complete appliance list. Servicing is not automatically included when you request only the landlord gas safety check.
How Often Do I Need a CP12, and Can I Book Early?
Landlord gas safety checks are required every 12 months; qualifying early checks can preserve the existing deadline. Regulation 36A allows this within the two months ending with that deadline, subject to its conditions. There is no grace period after the deadline, so use your previous record when planning.
What Happens if My Landlord Gas Safety Check Is Overdue?
There is no grace period after the required deadline; arrange the overdue check promptly. A later inspection does not erase the missed deadline. If access is the problem, retain correspondence and evidence of reasonable steps, offer further suitable appointments and do not force entry. Keep pursuing access so the check can be completed.
What Does an Unsafe or “Condemned” Boiler Finding Mean?
An unsafe finding identifies a safety issue; the record still documents completed checks and findings. Immediately Dangerous means an immediate danger; At Risk means recognised faults could create danger. The engineer explains the warning notice, applies warning labels and seeks permission for appropriate disconnection or turning off. Do not use an unsafe appliance until the defect is addressed. The landlord must arrange remedial work with a suitably qualified Gas Safe registered engineer.
