Property Licensing in Lambeth and Your Gas Safety Certificate
Lambeth’s October 2026 licensing position includes mandatory HMO, additional HMO and two selective licensing designations.
Verify: each scheme’s status on the Lambeth council page before publishing.
Under Housing Act 2004 Schedule 4, licences require the annual gas safety certificate on demand where gas is supplied. See property licensing across London.
Mandatory HMO
borough-wide, for five or more occupants from two or more households; ongoing.
Additional HMO
borough-wide, covering three or four unrelated occupants and section 257 converted blocks; 9 December 2021 to 8 December 2026.
First selective designation
Knights Hill, Streatham Common & Vale, Streatham Hill East and Streatham St Leonards; 2 September 2024 to 1 September 2029.
Second selective designation
19 wards; 1 September 2025 to 31 August 2030. Together, the selective schemes cover 23 wards, excluding Vauxhall and Waterloo & South Bank.
Rented Homes in Lambeth
Lambeth had 42,329 privately renting households at the March 2021 census, representing 31.4% of its 134,688 households. Subdivided period houses are part of that rental stock, reflected in additional licensing for converted blocks.
Check each flat’s actual appliances when booking. A conversion may have a landlord’s gas hob as well as a boiler. Communal heating alone does not establish whether an individual home needs a record: homes with landlord gas appliances still need their annual check.
Gas Safety Services for Lambeth Landlords
We provide annual checks, combined boiler servicing and checks for licensed properties and portfolios. We also offer gas safety checks for homeowners and buyers.
Landlord Gas Safety Certificates (CP12) in Lambeth
The annual check covers every landlord gas appliance and flue, including boilers, cookers, hobs and fires. Give existing tenants the record within 28 days and new tenants their copy before move-in. Keep records until two further checks have taken place.
CP12 and Boiler Service Together in Lambeth
Combine the safety check with a boiler service following the manufacturer’s schedule in one visit. These are distinct activities: servicing does not replace the annual check for a licensed Lambeth rental. Keep the Landlord Gas Safety Record alongside the boiler’s service documentation. Arrange your.
HMO and Licensed Property Gas Safety in Lambeth
Lambeth’s HMO and selective licensing schemes add a requirement to produce the annual gas safety certificate on demand under Housing Act 2004 Schedule 4. Include all landlord gas appliances when booking, including those in shared kitchens, and retain the record with your licence documents.
Letting Agents and Portfolios in Lambeth
For Lambeth portfolios, track each property’s renewal deadline and arrange tenant access before booking. Schedule early checks within the two months before each deadline under regulation 36A to retain that date. Provide an appliance list for each address, particularly where converted flats differ. See services for.
Gas Safety Enforcement in Lambeth
Lambeth landlords need a genuine annual record that can be produced when required. The council’s own housing gas-servicing information describes checks every ten months, against the annual legal requirement.
Check your engineer’s photo ID, expiry date and relevant appliance categories. Match the record to the property and appliances checked; registration verifies the engineer, not an online certificate database. Learn how to check a gas safety certificate and verify an engineer.
What Is Changing for Lambeth Landlords
The additional HMO scheme’s scheduled end on 8 December 2026 is the next licensing date to watch. Renewal had not been announced in the October 2026 briefing. Check the council’s current position; a licensing change does not remove the annual gas safety duty.

Frequently Asked Questions
Does selective licensing in Brixton or Streatham change my duties, and does servicing count?
Licensing adds a certificate-production condition; a boiler service does not replace the annual gas safety check. The underlying duty to check landlord gas appliances and flues continues. Keep the current Landlord Gas Safety Record available for the council and supply tenants with their copies.
At Oval Quarter (Myatts Field North), do I need a CP12 or boiler service if my flat has district heating?
A district-heated flat still needs a CP12 if it contains landlord gas appliances, such as a hob. If there are no gas appliances or associated flues requiring a check, no individual CP12 is needed. With no boiler inside the flat, there is no individual boiler to service.
Is borough-wide additional HMO licensing still running in Lambeth?
The October 2026 position records the scheme as running until 8 December 2026, with renewal unannounced. Check the council’s current scheme status for your property before relying on that date. Whatever happens to licensing, the annual check remains necessary for landlord gas appliances and flues.
Does an unlicensed Lambeth rental need a gas safety certificate?
Yes, a rental with landlord gas appliances and flues needs an annual check under regulation 36, whether licensed or not. A licensing exemption does not remove that duty. Give existing tenants the record within 28 days and new tenants a copy before they move in.
How early can I renew without changing the deadline?
You can arrange the check in the two months before the existing deadline and retain that deadline under regulation 36A. Keep the previous record to establish the date when booking. This is an early-check window, not extra time after the annual check becomes due.
