Choose the Check That Matches How You Use the Property
This inspection is for people checking their own home or a home they plan to buy. In England, an owner-occupier who is not acting as a landlord has no annual gas safety record duty under regulation 36. Read Do homeowners need a gas safety certificate? for the homeowner and selling-house distinction.
Owner-occupier
Arrange a discretionary inspection of the gas appliances in your own home, identifying everything you want included.
Buyer
Arrange an inspection with the seller’s permission, including access to appliances and relevant flue inspection points.
Landlord or homeowner with a paying lodger
Paying lodgers can create landlord duties. Use our landlord gas safety certificates in London service and explain how the property is occupied, including any plans to let it.
What Your Inspection Covers and What Needs Access
Confirm every gas appliance you want inspected and how the engineer can access its flue before arranging the visit. Applicable checks depend on the appliance, installation and agreed scope.
Concealed flues and inaccessible areas can limit assessment; those limitations need recording. An inspection assesses safety, servicing provides maintenance, and installation paperwork concerns the installation. Checking a boiler does not establish the condition of other appliances.
Appliance Inventory
Identify boilers, hobs, cookers, range cookers, gas fires and water heaters. Arrange access to each appliance included in the booking. The inventory establishes which appliances are being assessed; anything outside that list must not be assumed checked.
Operating Pressure, Heat Input and Safe Operation
The engineer assesses operating pressure or heat input, as applicable, and safe operation. Access to the appliance and relevant test points is needed. Findings describe performance under the conditions tested, rather than predicting future reliability.
Safety Devices
Applicable safety devices are checked as part of assessing the appliance. Keep access to the appliance and its controls clear. These findings concern the devices checked on that appliance, rather than every safety feature in the property.
Flue Condition and Performance
The engineer assesses the relevant flue and its performance where accessible. Flag concealed routes and inspection hatches beforehand. Inaccessible sections must be identified as limitations, rather than treated as inspected.
Permanent Ventilation
Required ventilation is assessed for the appliance and its location. Keep existing vents accessible for inspection. Findings establish whether the ventilation assessed is suitable for the installation; do not alter or cover vents yourself.
Accessible Pipework and Tightness Testing
Accessible installation pipework is assessed, with gas tightness testing where required by the agreed inspection. Arrange access to the meter and relevant pipework. Concealed pipework cannot be described as visually inspected.
The Written Findings You Receive
The inspection findings should identify what was checked, any defects and anything the engineer could not assess. Before booking, confirm the document provided, who will receive it, and how and when it will be supplied. When reviewing it, look for:
Property and date
the address inspected and inspection date.
Appliances and flues
identification of the items assessed.
Engineer details
who carried out the inspection.
Findings and limitations
defects, incomplete checks and access restrictions.
Safety action
any warning notice or action taken during the visit.
A record documents findings at the inspection, including defects; it does not promise future safety. Keep service records and installation-notification evidence separately. A fresh safety check does not replace missing Building Regulations compliance evidence.
Arrange Access Before the Inspection
If you are buying, agree access with the seller or their authorised representative before confirming an inspection appointment.
Describe the property
Give the London postcode, explain whether you own or are buying it, and list its gas appliances. Mention any paying lodgers or letting plans.
Agree the visit
Discuss the inspection scope, price and appointment arrangements. Confirm what written findings will be supplied and who should receive them.
Arrange permission and access
Confirm who can admit the engineer and provide keys. Arrange access to appliances, the meter and relevant flue inspection points with the seller or occupier.
Review the findings
Read the record and any warning notice. Ask about limitations and required action before treating the inspection as complete.
Ask the seller for existing maintenance and installation paperwork. Flag disconnected gas supplies or inaccessible areas in advance so the engineer can discuss feasibility. Do not reconnect a supply yourself.
What affects the price
Information Needed to Price Your Inspection
Provide the appliance list, property address and access details when asking for the inspection price. The number and types of appliances, property and timing help establish the price for your visit.
Confirm any applicable terms before booking so you understand what happens if the agreed checks cannot be completed.
Typical London prices
- Gas safety check for homeowners and buyers: £65-£100 + VAT
Typical London price range, plus VAT at 20%. Your price depends on the number of gas appliances, the property and when the check is done; ask on the call.
Appliances
List each appliance, including gas fires, hobs and water heaters.
Scope
Confirm which checks and written findings the price includes. Discuss servicing separately.
Access
Explain restricted areas or disconnected supplies, and ask how an incomplete inspection or return visit would be handled.
Homeowner and Buyer Inspections Across London
Give us the London property’s postcode and details of its gas appliances so we can discuss inspection availability for that address. Whether the property is in one of London’s 32 boroughs or the City of London, confirm its location when enquiring.
Identify the actual appliances in a house, converted flat or purpose-built flat. A flat with communal heating may have no individual gas boiler but may still contain a gas hob or cooker. Describe those appliances rather than assuming communal heating means there is no gas to check.
Check the Engineer’s Registration and Appliance Categories
Check the attending engineer’s Gas Safe ID card and that its categories cover the appliances being inspected. All Service 4 U trades as All Service 4 U Limited, with Gas Safe business registration 648977. Business registration and an individual engineer’s qualifications are separate checks.
Business
Match the business identity and registration number to your booking.
Engineer
Check the attending engineer’s photograph, registration details and card validity.
Categories
Check the appliance categories on the reverse of the card, particularly when the visit includes a cooker, gas fire or water heater as well as a boiler.

Frequently Asked Questions
Is a Gas Safety Check a Legal Requirement?
An owner-occupier who is not acting as a landlord has no annual gas safety record duty under regulation 36. Landlords have annual checking and record duties, and taking in a paying lodger can bring those responsibilities into play. Regular professional maintenance remains recommended for homeowners; a voluntary inspection does not replace ongoing appliance maintenance.
How Can I Check if My Appliance Is Registered with the Gas Safe Register?
First establish whether you need installation-notification evidence, an inspection record or an engineer’s registration details. These are different records, and the Gas Safe Register is not a public CP12 database. Ask the seller for the Building Regulations compliance certificate and existing inspection paperwork. Installation notification does not establish current safety, and a new inspection does not replace missing notification evidence.
How Much Is a Gas Safety Inspection in the UK?
Ask for a price for the actual appliances and inspection scope at your London property. Provide the address, appliance types and count, access details and preferred timing. Confirm what the price includes and any terms for incomplete checks or return visits, rather than relying on a national estimate.
Is a Boiler Service the Same as a Gas Safety Certificate (CP12)?
No: a boiler service is maintenance, while a gas safety check assesses safety and records its findings. Their scope and documents differ. A boiler service record does not establish that a cooker, gas fire or other appliance has been inspected. Check which appliances the paperwork covers and discuss any servicing requirement separately when enquiring.
My Boiler Has Been Labelled Unsafe: What Does That Mean?
Do not use an appliance labelled unsafe; follow the engineer’s warning notice and instructions. Immediately Dangerous means an immediate danger: the engineer seeks permission to disconnect it. At Risk means potentially dangerous: the engineer seeks permission to turn it off. Both are labelled and documented, and the inspection record still records the findings. The responsible homeowner or landlord must arrange necessary remedial work with a suitably qualified Gas Safe registered engineer.
