Combined Landlord Visit
Landlord Gas Safety Certificate and Boiler Service in London: One Visit
Book a landlord gas safety check and boiler service together in London, with one planned appointment for your rental property. The inspection covers landlord-provided gas appliances and flues; the service maintains the boiler to its manufacturer’s instructions. Completing one does not automatically satisfy the other. Read about the difference between a CP12 and a boiler service. CP12 means Landlord Gas Safety Record. Request both activities when arranging your visit with our Gas Safe registered engineers.
Have your postcode, the gas appliances you provide and your current certificate's expiry date ready.

Who the Combined Visit Is For
The combined visit suits London landlords whose property needs a gas safety check and has a domestic gas boiler due for servicing. Single-let landlords needing only the check can book landlord gas safety certificates in London.
A communal-heating flat with a heat interface unit has no individual gas boiler to service. Any landlord-provided gas hob or other gas appliance still needs separate consideration.
Single-let properties
combine the appointments when both activities are due.
HMOs
identify every landlord-provided gas appliance and arrange access to relevant rooms.
Letting agents
supply the appliance inventory, deadline and authorised access arrangements.
What Your CP12 and Boiler Service Visit Covers
The appointment combines the landlord gas safety inspection with maintenance of the booked boiler. Confirm the complete appliance list and service scope before work begins.
If you smell gas, leave and call the National Gas Emergency Service on 0800 111 999. For suspected carbon monoxide symptoms, get fresh air and call NHS 111, or 999 if serious.
Landlord Gas Safety Inspection
Appliances covered: every landlord-provided gas appliance and relevant flue, including boilers, cookers, hobs, range cookers, gas fires and water heaters where present.
Work involved: appropriate operating-pressure or heat-input checks, safety-device checks, ventilation assessment and flue checks.
Record and limits: the CP12 records inspection findings under regulation 36. A boiler-only inspection does not cover other appliances. Checking a cooker or fire does not include servicing or installing it.
Boiler Service
Appliance covered: the domestic gas boiler identified in your booking.
Work involved: maintenance following the manufacturer’s instructions, including inspection, cleaning and combustion checks as applicable to the model.
Record and limits: service evidence documents maintenance. Confirm its format when booking. Servicing the boiler does not replace the safety inspection of other landlord appliances and flues.
Additional Requirements and Findings
Work involved: tightness testing where required, with access limitations and unsafe findings recorded. Wider pipework maintenance remains distinct from the statutory appliance and flue checks.
Action and limits: with permission, Immediately Dangerous equipment is disconnected; At Risk equipment is generally turned off where that makes it safer. Follow the warning notice. The landlord must arrange necessary remedial work with a Gas Safe registered engineer.
The Records to Keep After the Visit
The Landlord Gas Safety Record documents the inspection; boiler service evidence documents the maintenance carried out.
CP12
identifies the property, landlord or agent, inspection date, engineer, appliances and flues checked, defects and action taken. Unsafe findings remain part of the record.
Service evidence
keep written details of the boiler maintenance with its service history. Confirm the format, delivery arrangements and recipients when booking.
Give
provide existing tenants with the CP12 within 28 days of the check and new tenants before they move in.
Keep
retain the record until two further checks of the appliance or flue have taken place. If it is removed, retain its record for two years from the last check.
Boiler Servicing and Manufacturer Warranty Requirements
A current CP12 does not establish that the boiler has received the servicing required by its manufacturer. Servicing follows the appliance’s instructions and forms part of keeping it safely maintained.
Have the boiler’s service history and any relevant manufacturer warranty terms available. Missing required servicing can put warranty cover at risk, but conditions vary by manufacturer and model. A combined appointment does not, by itself, establish that every warranty condition has been met.
Arrange Both Jobs Around Tenant Access
Prepare the appliance list, current CP12 deadline and tenant access arrangements before requesting both jobs.
Prepare the Appliances, Flue Access and Existing Records
Make appliances and existing flue inspection points accessible, with previous records ready.
- Clear ordinary access routes to the boiler and other gas appliances.
- Identify existing inspection hatches without removing covers or modifying the flue.
- Flag inaccessible appliances or concealed flues when requesting the appointment.
- Gather the previous CP12, service history and boiler instructions.
England’s separate CO-alarm duty covers living-accommodation rooms containing fixed combustion appliances, excluding gas cookers; the CP12 does not certify alarm provision.
- List the appliances: supply the postcode and every landlord-provided gas appliance.
- Identify the boiler: provide its make, model and available service history.
- Arrange access: agree entry covering all relevant rooms, appliances and flue inspection points.
- Confirm the booking: check that both activities and record handover arrangements are understood.
Keep correspondence and records of failed access attempts. Do not force entry; three attempts do not create an automatic exemption. Do not delay a due safety check to align it with servicing.

- Confirm that both activities are included.

Frequently Asked Questions
Is a Boiler Service the Same as a Gas Safety Certificate?
No. A boiler service is maintenance; a landlord gas safety check assesses the landlord-provided gas appliances and flues and produces the safety record. Your combined booking must expressly include both activities. Servicing the boiler does not automatically fulfil the safety-check requirement, and a CP12 does not establish that the boiler has been serviced.
How Often Do I Need a CP12, and Can I Book It Early?
Arrange the landlord gas safety check every 12 months. Under regulation 36A, an eligible check within the two months before the existing deadline can preserve that deadline, provided its conditions are met. Check the deadline on your records before choosing a date. This flexibility is not a grace period after expiry. The boiler service follows its own manufacturer’s schedule, so the two dates may need separate planning.
What Happens if a Landlord Lets the Gas Safety Check Become Overdue?
There is no general grace period after the deadline: arrange the overdue check promptly instead of waiting for a convenient service date. A later inspection does not erase the missed deadline, and non-compliance may lead to enforcement. Where access is disputed, document reasonable steps and correspondence, obtain appropriate advice and do not force entry.
My Boiler Has Been Labelled Unsafe: What Does That Mean?
If you smell gas, leave and call the National Gas Emergency Service on 0800 111 999; for suspected carbon monoxide symptoms, get fresh air and call NHS 111, or 999 if serious. Treat a CO alarm as real. Immediately Dangerous identifies immediate danger; At Risk identifies potential danger. Follow the warning notice and keep unsafe equipment off. Findings remain recorded; the landlord must arrange remedial work with a Gas Safe registered engineer.
Do You Need a Certificate for a Boiler Service?
A boiler service record documents maintenance; the landlord’s CP12 records the required gas safety inspection. Regulation 36 does not prescribe a universal boiler-service certificate. Written service evidence is useful, and manufacturer terms may require it. Ask which records your combined booking supplies and keep maintenance evidence alongside the boiler’s service history.
What Qualifications Does the Engineer Need for Both Jobs?
The engineer must be Gas Safe registered and qualified for the gas work and appliance types in your booking. Boiler competence alone does not establish competence for every cooker, fire or water heater. Check the current ID card and relevant work categories, and verify both the business and individual engineer through the Gas Safe Register.
