Frequently Asked Questions

Does an additional HMO licence change my gas safety duties?

It adds the requirement to produce the annual gas safety certificate to the council on demand. The underlying annual check remains necessary. Bow’s additional scheme covers qualifying privately rented homes with three or more people from two or more households sharing amenities.

Is the annual landlord gas safety check the same as servicing the boiler?

No, the annual safety check and boiler servicing are separate activities. The check produces the Landlord Gas Safety Record for landlord gas appliances and flues. A boiler service follows the manufacturer’s maintenance schedule. You can arrange both during one visit, with appropriate records.

Does every rented home in Bow need a certificate, even without a licence?

A rented home with landlord gas appliances needs an annual safety check under regulation 36, whether licensed or not. Licensing does not replace that duty. A home without landlord gas appliances does not automatically need a CP12 simply because it is rented.

Can I renew early without losing the expiry date?

Yes, regulation 36A allows a check in the two months before the existing deadline while retaining that deadline. Have the current record ready when booking so the dates can be checked. This is an early renewal window, not a grace period after expiry.

Do you cover Mile End as well as Bow?

Yes, we cover Mile End alongside Bow, Bromley-by-Bow, Old Ford, Fish Island, Bow Common and Victoria Park’s south side. Give us the full address, appliance list and tenant access contact when booking so we can discuss the check for your property.
