Rented Homes and Gas Appliances in Canning Town

Canning Town’s rented housing includes council and housing-association flats alongside newer developments.

Council and Housing-Association Flats in Canning Town

Wartime destruction of about 85% of Canning Town’s housing shaped the rebuilding of its council estates; the first high-rise blocks followed in 1961. For a rented flat with landlord gas appliances, the annual check covers each appliance and its flue. Identify cooking appliances as well as heating equipment when booking, and arrange access to the rooms where they are installed.

Newer Flats: Own Boiler or Communal Heating?

Rathbone Market’s three phases delivered over 650 homes on Barking Road. A development’s age does not establish how an individual flat is heated. Confirm whether yours has a gas boiler, gas cooking appliances or communal heating before booking. Where landlord gas appliances are present, include them all; tell us about any known access arrangements for cupboards or flue inspection points.

Frequently Asked Questions

Does a landlord need a gas safety record for a Canning Town flat?

Yes, where the flat has landlord-provided gas appliances requiring an annual check. Confirm the actual installation: communal heating does not tell you whether there is a gas hob. Pipework alone does not require an annual appliance check, but must be maintained safely.

Does every rented home need a certificate, even without a licence?

A rented home with landlord gas appliances needs the annual check regardless of licensing. Regulation 36 applies independently of Newham’s property licensing schemes. A licence exemption therefore does not remove the duty to check those appliances and flues or provide the record to tenants.

Can I renew early without losing the expiry date?

Yes, regulation 36A allows a check in the two months before the existing deadline while preserving that deadline. This is an early renewal window, not extra time after expiry. Have the previous record ready so the relevant dates can be checked before booking.

Do you cover Custom House as well as Canning Town?

Yes, we cover Custom House as well as Canning Town and Silvertown in E16. When booking, provide the full address, landlord gas appliance list and tenant access contact. Mention any building entry arrangements so access can be planned for the visit.
