Rented Homes and Gas Appliances in Elephant & Castle

Elephant & Castle’s housing includes newer flats, Victorian tenements and Edwardian cottages.

Newer Flats: Own Boiler or Communal Heating?

Elephant Park occupies the former Heygate Estate site and receives heat and hot water from an on-site energy hub. Establish what equipment serves your flat before booking: communal heat does not establish whether a landlord gas appliance is present. Where an individual gas boiler or hob is provided, the annual check covers that appliance and any associated flue, with access arranged beforehand.

Council and Housing-Association Flats

Pullens Estate is a late Victorian tenement estate, developed between 1886 and 1901, with many council-owned flats. Its streets include Amelia Street, Crampton Street and Iliffe Street. The estate’s age does not establish an individual flat’s heating arrangement. For a rented flat with landlord gas appliances, identify each appliance and arrange access to the boiler cupboard, cooking appliances and any gas fire.

Victorian and Edwardian Houses and Conversions

The Octavia Hill (Liverpool Grove) Conservation Area contains Edwardian Arts and Crafts housing, including cottages and tenement buildings, with development beginning in the 1890s. Check the actual appliance inventory when booking a house or conversion. An older gas fire, where present, belongs on the annual check alongside the boiler and cooker; accessible flues and ventilation also need the engineer’s attention.

Gas Safety Services for Elephant & Castle Landlords

We offer annual landlord checks, combined boiler servicing and checks for licensed properties and portfolios.

We also provide gas safety checks for homeowners and buyers.

01

02

CP12 and Boiler Service Together

For a flat or house with its own gas boiler, combine the safety check with a manufacturer-schedule boiler service. These are two activities, each with the appropriate records. Include other landlord gas appliances when booking.

03

HMO and Licensed Property Gas Safety

For licensed homes in Newington and HMOs elsewhere in the area, keep the annual certificate available for council requests. Housing Act 2004 Schedule 4 requires its production on demand where gas is supplied. Arrange HMO gas safety certificates with the appliance list ready.

04

Letting Agents and Portfolios

Track each property’s renewal deadline so early checks fall within the preceding two months under regulation 36A. For portfolios spanning newer flats and period tenements, record appliances and tenant access separately for each address. Arrange.

Frequently Asked Questions

Does every rented home need a certificate, even without a licence?

Rented homes with landlord gas appliances need an annual safety check and record under regulation 36, whether licensed or not. Licensing adds requirements but does not replace that duty. For a flat receiving communal heat, establish whether any landlord gas appliances remain inside it.

Can I renew early without losing the expiry date?

Yes, regulation 36A allows a check in the two months before the deadline while retaining the original annual deadline. This is an early-check window, not a grace period after expiry. Give the engineer your previous record so the relevant dates can be established.

Do you cover Walworth as well as Elephant & Castle?

Yes, we cover Walworth alongside Elephant & Castle, Newington and Aylesbury Estate across SE1 and SE17. When booking, provide the full property address, landlord gas appliance list and tenant access contact so the visit can be arranged around the property’s requirements.
